When a 30,000 BTU Mini Split Is Right for a Larger Space

Updated September 2026

Choosing the right capacity for a ductless mini split is about matching the unit to the space, not guessing. In Central Texas, a 30,000 BTU heat pump is a practical choice for open living areas, large garages, or commercial spaces that need consistent cooling and heating without the cost of a full ducted system.

At Mini Split Reef, we install every mini split at a flat rate of $2,000 per unit, including equipment, labor, line set, standard electrical, refrigerant, testing, cleanup, and even a Home Depot run for touch up paint. No trip fees, no surprise add ons. For property managers and landlords, we offer a volume discount off that per unit rate. We serve Austin and the I-35 corridor from Waco and Killeen down to San Antonio at the same flat rate.

What 30,000 BTU Can Handle in a Larger Space

A 30,000 BTU mini split is typically suited for spaces between 1,200 and 1,800 square feet, depending on ceiling height, insulation, and window load. In a large open plan living area, a workshop, or a retail front, one properly placed unit can cover the entire zone. Because mini splits are heat pumps, they cool through brutal Central Texas summers and handle mild winters without a separate furnace. That means a single 30,000 BTU unit can be the primary climate solution for that space year round.

When One Larger Unit Beats Multiple Smaller Ones

For a single large room or a space without interior walls, one 30,000 BTU unit is often more efficient than two 15,000 BTU units. Fewer heads mean fewer line sets, less wall penetration, and a cleaner look. It also simplifies maintenance. If you have a garage, a warehouse, or a commercial bay, a single larger unit can deliver the needed capacity without the complexity of a multi zone system. Our flat rate applies per unit installed, so whether you need one 30,000 BTU unit or two 18,000 BTU units, the price is $2,000 each. Property managers and landlords get a volume discount off that per unit rate.

Honest Exceptions and What We Include

We state exceptions up front, never after. The $2,000 flat rate covers standard electrical within 50 feet of the panel, a line set up to 25 feet, and typical mounting on a wood frame wall. Honest exceptions are a very long line set (over 25 feet), a panel upgrade the house already needed, or unusually difficult mounting like masonry or a steep roof. If any of those apply, we tell you before work starts. Most local HVAC contractors charge $3,000 to $6,000 per zone for a ductless install and require an in home sales visit. We do not. Our flat rate is posted, and we book the job over the phone.

Questions

Straight answers

Will a 30,000 BTU mini split cool my entire house?

A 30,000 BTU unit is sized for a single large zone up to about 1,800 square feet. If your house has multiple rooms closed off by doors, you may need separate units per zone. We can help you plan the layout over the phone.

Does the $2,000 flat rate include the electrical work?

It includes standard electrical up to 50 feet from the panel with a dedicated breaker and disconnect. A panel upgrade your house already needs is an honest exception we discuss before the job.

How long does installation take?

Most single unit installs take 4 to 6 hours. We schedule a morning or afternoon window and clean up after completion.

Do you service property managers with multiple units?

Yes. We offer a volume discount off the $2,000 per unit rate for property managers, landlords, and multi unit owners. Call us to discuss your project.
