Mini Splits for Small Commercial Spaces, Offices and Suites
Updated September 2026
If you manage or own a small commercial space in Central Texas a ductless mini split system can deliver efficient heating and cooling without the expense of ductwork. Most local HVAC contractors charge $3,000 to $6,000 per zone and require a custom quote after a sales visit. Mini Split Reef takes a different approach: a flat $2,000 per unit installed for any number of units, with no trip fees or surprise add ons.
We serve Austin and the I-35 corridor from Waco and Killeen down to San Antonio at the same flat rate. For property managers, landlords and multi unit owners we offer a volume discount off the $2,000 per unit price. The honest exceptions are stated up front: a very long line set, a panel upgrade the building already needed, or unusually difficult mounting. We never add charges after the fact.
What the Flat Rate Includes
Each $2,000 install covers the mini split unit (a heat pump that cools in brutal Central Texas summers and handles mild winters without a furnace), all labor, line set, standard electrical work up to the disconnect, refrigerant, system testing, cleanup and a Home Depot run for touch up paint. There are no line item fees for refrigerant, no travel charges and no per zone minimums. If you need four units for a four zone office suite the total is $8,000 not a penny more unless one of the stated exceptions applies.
Who This Works For
Small commercial spaces such as individual offices, medical suites, retail shops, warehouse offices and professional suites benefit from ductless systems because each zone can be controlled independently. Property managers and landlords with multiple units or suites get a volume discount off the $2,000 per unit rate. We also serve churches, daycares, barbershops and small restaurants needing spot cooling or heating. The flat rate applies corridor wide from Waco to San Antonio so you know the cost before you call.
When It Might Cost More (Stated Up Front)
Three situations can raise the price and we tell you before work begins. A very long line set beyond the standard 25 feet may require additional refrigerant and materials. If the building already needs a panel upgrade we will quote that separately but it is not a hidden fee. Unusually difficult mounting such as cutting through thick masonry or steel framing may add labor time. These exceptions are rare and we describe them in plain language before you approve anything.
How we compare
| Factor | Mini Split Reef | The usual |
|---|---|---|
| Pricing model | Flat $2,000 per unit, no trip fees, no add ons. Volume discount for property managers and landlords. | Custom quote per zone, typically $3,000 to $6,000 per zone. Requires in home or in office sales visit. |
| Site visit required | Not required for a price. We give the flat rate over the phone. We only visit to install. | Most contractors require a sales visit before providing a quote. |
| Service area | Austin and the I-35 corridor from Waco and Killeen south to San Antonio. Same flat rate everywhere. | Many contractors charge extra for travel outside a local radius or have higher rates in distant areas. |
| What is included | Unit, labor, line set, standard electrical, refrigerant, testing, cleanup and touch up paint. No hidden fees. | Often quoted per zone with separate charges for refrigerant, line set, electrical and disposal. |
| Exceptions | Stated up front: long line set, pre existing panel upgrade, difficult mounting. Never added after install. | Exceptions are often discovered during install and added to the final bill as change orders. |
Straight answers
Do mini splits work for commercial spaces in Central Texas?
Yes. Mini splits are heat pumps that provide strong cooling during Austin summers and handle mild winters without a furnace. They are common in small commercial spaces like offices, suites and retail shops because each zone can be controlled separately.
Is the $2,000 per unit rate really all inclusive?
Yes for standard installations. It includes the unit, labor, line set, standard electrical up to the disconnect, refrigerant, testing, cleanup and a Home Depot run for touch up paint. The only exceptions are a very long line set, a panel upgrade the building already needed, or unusually difficult mounting. Those are stated before work begins.
Do you offer a discount for multiple units or suites?
Yes. Property managers, landlords and multi unit owners receive a volume discount off the $2,000 per unit rate. Contact us with the number of units and we will provide the discounted price.
How far do you travel?
We serve Austin and the I-35 corridor from Waco and Killeen south to San Antonio. The flat $2,000 per unit rate applies to all locations in that area with no travel fees.
