Ductless AC Near Me: What the Search Should Actually Get You

Updated September 2026

When you type ductless AC near me, you are usually trying to answer two questions: who covers my address, and what will this cost. Most HVAC websites answer the first one and dodge the second. You get a contact form, then a scheduled in home sales visit, then a custom quote you cannot compare to anything. In Central Texas, ductless installs commonly land between $3,000 and $6,000 per zone on those quotes, and you do not find out where you fall until someone is standing in your living room.

Mini Split Reef posts the number instead. It is $2,000 per mini split installed, however many units you need. That covers equipment, labor, the line set, standard electrical, refrigerant, testing, cleanup, and a Home Depot run for touch up paint so the wall you mounted the head on looks finished. No trip fees. No surprise add ons. Same rate whether you are in Austin, Round Rock, Killeen, or the north side of San Antonio.

Where we go: Austin and the whole I-35 corridor

Our service area follows I-35. North to Waco and Killeen, south to San Antonio, and everything in between, including Austin proper, Pflugerville, Round Rock, Georgetown, Temple, Belton, San Marcos, and New Braunfels. The flat rate does not change based on your distance from us. A job in Waco is $2,000 per unit and a job in South Austin is $2,000 per unit. We do not add a trip fee, a fuel surcharge, or a rural rate, because the whole point of posting a price is that it stays posted. If you are outside the corridor, say so when you call and we will tell you honestly whether we can get there rather than booking you and figuring it out later.

Why a flat rate works for ductless (and the exceptions we tell you first)

A standard mini split install is a repeatable job. One outdoor condenser, one or more indoor heads, a line set through an exterior wall, a dedicated circuit, a vacuum and charge, a commissioning test. The variables that make ducted work unpredictable mostly do not exist here, so a flat price is honest rather than a gimmick. That said, there are three things that can push a job past standard, and we tell you about them before you book, not after the work starts: a very long line set run, a panel upgrade your house already needed before we showed up, and unusually difficult mounting such as a high second story head or a wall that will not take a bracket without extra structure. If we see one of those on the walkthrough, you hear the number then and you can walk away.

Property managers, landlords, and multi unit owners

If you are pricing a fourplex, a small apartment complex, a set of rentals scattered across town, or a short term rental portfolio, you get a volume discount off the $2,000 per unit rate. The math on multi unit work is simpler for us: one mobilization, repeated installs, predictable parts. We pass that back rather than keeping it. It also means you can budget a whole property before a single tech shows up, which is difficult to do when every unit requires its own in home sales appointment and its own custom quote. Tell us the unit count and the address list and we will give you the per unit number in writing.

Questions

Straight answers

Does the $2,000 cover the equipment too, or just labor?

Both. The $2,000 per unit includes the mini split itself, labor, the line set, standard electrical, refrigerant, testing, cleanup, and a Home Depot run for touch up paint. It is the installed price, not a labor rate you add equipment to.

I need four heads in my house. Is that $2,000 total or $8,000?

It is $2,000 per mini split, so four units is $8,000. The rate does not go up for a bigger job and it does not go down for a single unit at a single family home. Multi unit property owners and landlords do get a volume discount off the per unit rate.

Will a mini split heat my house in winter, or do I still need a furnace?

Mini splits are heat pumps, so they both cool and heat with the same equipment. They handle brutal Central Texas summers and they cover our mild winters without a separate furnace. If you are replacing an old system, that usually means one piece of equipment instead of two.

What if my house needs an electrical panel upgrade?

That is one of our three stated exceptions, and we bring it up during the walkthrough rather than mid install. Standard electrical for the mini split circuit is included in the flat rate. A full panel upgrade is a separate cost, and it is work your house needed regardless of whether you ever bought a mini split from us.
