Ductless vs Ducted HVAC: What Actually Separates Them

Most explanations of ductless versus ducted systems are written to sell you something. This one is written by people who install ductless mini splits every week in Austin and along the I-35 corridor, and who will tell you plainly when ducts are the better answer for your house. The short version: a ducted system conditions air in one central place and pushes it through sheet metal and flex duct to every room. A ductless system puts a small evaporator in the room itself and runs only refrigerant lines back to an outdoor unit. Everything else follows from that one difference.

How air actually gets to the room

A ducted system has one indoor coil and one blower. That blower has to overcome the resistance of every foot of duct, every turn, every register. In Central Texas most of that ductwork lives in an attic that hits punishing temperatures in July and August, which means cooled air is losing ground the entire trip to your bedroom. Leaks at the connections make it worse, and almost every older duct system leaks somewhere. A ductless system skips that trip entirely. The refrigerant lines carry energy, not air, and copper does not leak conditioned air into an attic. The blower is in the room, sized for the room, and it only has to move air across a few feet. That is why a mini split can hold a temperature in a converted garage or a room over the garage when the central system never could.

Zoning, heating, and the parts people underestimate

A ducted system usually has one thermostat controlling the whole house, so the room with the most sun and the room with the least both get whatever the hallway sensor decides. Ductless is zoned by design. Each head has its own setpoint and its own remote, so a home office at 70 and a guest room shut off entirely are both normal. Mini splits are also heat pumps, which means the same equipment that cools you through a brutal Central Texas summer reverses in winter and heats the space without a furnace, gas line, or flue. For our climate that covers the cold snaps we actually get. The tradeoffs are real and worth naming: you see the indoor head on the wall, you have an outdoor unit per system, and filters get cleaned at each head rather than at one return. Some people care about the wall unit and some do not notice it after a week.

Where the money actually goes

Ductless installs in Central Texas commonly run $3,000 to $6,000 per zone on a custom quote, and most contractors here are quote based, which means an in home sales visit before you learn a number. That visit is where the price gets shaped around your house, your urgency, and how the conversation goes. We do not work that way. Our number is $2,000 per mini split installed and it is the same in Austin, north to Waco and Killeen, and south to San Antonio. Same flat rate corridor wide. If you own rental property or manage multiple units, the volume discount comes off that rate, which matters when you are outfitting eight units instead of one. Ducted work is priced differently because it is a different job. Replacing a full duct system means attic access, sheet metal, and rebalancing, and that cost is separate from the equipment itself. When someone already has good, sealed, correctly sized ductwork and a healthy furnace, replacing the central unit is often the cheaper move and we will say so.

Straight answers

Is ductless always better than ducted?

No. If your home already has sealed, correctly sized ductwork and the central equipment is simply old, replacing that equipment is usually the more economical path. Ductless wins on additions, garage conversions, rooms the central system never reached, homes with no ducts at all, and any situation where you want different temperatures in different rooms.

Do I need a furnace if I install mini splits?

Not in Central Texas. Mini splits are heat pumps, so the same units that cool through summer reverse and heat the space in winter. Our winters are mild enough that this handles the job without a separate gas furnace.

What could make my job cost more than $2,000 per unit?

Three things, and we tell you before we start, never after. A very long line set, an electrical panel upgrade the house already needed regardless of us, or unusually difficult mounting. Everything else including trip charges is already in the flat rate.

I manage rental properties. How does pricing work for multiple units?
