Cooling and Heating a Texas Living Room With a Mini Split

The living room is usually the hardest room in a Central Texas house to keep comfortable. It is the biggest open space, it often has the most west facing glass, and in a lot of Austin homes it sits at the end of a duct run that was never sized for it. You feel it in August when the thermostat says 74 and the couch says otherwise, and you feel it again in January when the one cold snap of the year rolls through and the room takes an hour to catch up.

A ductless mini split fixes that by treating the living room as its own zone. One wall mounted head, one outdoor unit, no ductwork. Why a mini split works well in a living room

Mini splits are heat pumps, which means the same equipment cools and heats. Through a brutal Central Texas summer the head runs at partial capacity most of the day rather than slamming on and off, which holds the temperature steadier and pulls more humidity out of the room. In our mild winters the same unit reverses and heats without a furnace, which matters in a room that only needs real heat a handful of nights a year. You are not paying to install and maintain a second heating system for that.

The other advantage is placement. A living room with tall ceilings, a sliding door wall, or an addition that was tacked on later is exactly the situation where central ducting struggles. A ductless head goes on the wall that makes sense for the room, not the wall the ducts happen to reach. You can also leave the central system in place and let the mini split carry the living room load, which usually means the rest of the house stops getting overcooled just to keep one room livable.

What the flat $2,000 covers, and the three things it does not

Flat rate means flat rate. Equipment, labor, line set, standard electrical, refrigerant, commissioning and testing, cleanup, and the paint run are all in the $2,000. If you add a second head for a bedroom or a home office, that is another $2,000, same terms. Nothing changes because we drove farther or because the job took longer than we thought.

Here are the honest exceptions, and we state them before you book, never after. First, a very long line set, meaning the outdoor unit has to sit far enough from the head that materials and labor go well past standard. Second, a panel upgrade the house already needed, which is an electrical problem that existed before we showed up and would have surfaced with any new circuit. Third, unusually difficult mounting, such as a head or condenser location that requires structural work or specialty rigging. If you own or manage multiple units, you get a volume discount off the $2,000 per unit rate. Living rooms in older rental stock are the classic case: window units that tenants complain about every summer, or a central system that cannot keep a front room comfortable. Standardizing on ductless heads across a building or a portfolio makes the maintenance simpler and the pricing predictable, and volume pricing makes the math better than replacing window units on a rolling basis.

We work Austin and the I-35 corridor, north to Waco and Killeen and south to San Antonio. The flat rate is the same corridor wide. A property in Killeen costs what a property in South Austin costs. There is no distance surcharge and no trip fee, which is the point of posting a price in the first place.

Straight answers

Will one mini split head really handle my whole living room?

Usually yes, if the room is a defined space. We size the head to the room's square footage, ceiling height, glass, and orientation. Open concept living rooms that flow into a kitchen and dining area sometimes do better with two heads, which would be $2,000 each. We tell you which situation you are in before you book, not after we are on the roof.

Do I need to keep my central air conditioning?

Not necessarily, but most people do at first. A mini split in the living room takes the biggest load off the central system, and a lot of homeowners then add heads room by room over time and retire the ducts later. Since mini splits are heat pumps, each zone you add also gets its own heating, which is enough for Central Texas winters without a furnace.

What happens if you find something unexpected during the install?

The only three things that change the price are a very long line set, a panel upgrade the house already needed, or unusually difficult mounting. We look for all three before we start and tell you the cost then. If none of them apply, the price is $2,000 and it stays $2,000, including cleanup and the touch up paint.
