What Our Flat Rate Includes and What It Does Not

The $2,000 per unit covers equipment, labor, line set, standard electrical (connecting to an existing breaker within 25 feet), refrigerant, testing, cleanup, and a Home Depot run for touch up paint. We install however many units you need at that same rate. Property managers, landlords, and multi unit owners receive a volume discount off the $2,000 per unit rate. Honest exceptions that we state up front: a very long line set (beyond 50 feet), a panel upgrade that the house already needed, or unusually difficult mounting (such as mounting on an uneven brick wall that requires special brackets). We never spring these on you after the job starts. If your situation triggers an exception, we tell you before you commit.

Can I install a mini split in an uninsulated garage?

Yes, but the unit will work harder and your energy bills will be higher. We recommend at least basic insulation in walls and ceiling before installation. Our flat rate does not include insulating the garage, but we can discuss options during the quote.

Do I need a permit for a mini split in Austin?

Austin requires a mechanical permit for mini split installations. Mini Split Reef handles the permit process as part of the standard install. The $2,000 flat rate includes permit fees. If your city or county has different requirements, we will let you know before we start.

How long does the installation take?

A typical single unit install takes one day. Multiple units may take longer, but the flat rate per unit does not change. We schedule a time that works for you and complete the job in one visit when possible.

What if my garage has no electrical panel capacity?

A panel upgrade is a separate project that many homes need regardless of the mini split. We do not include panel upgrades in the flat rate because they vary widely in cost. If your panel has no spare breaker, we can recommend an electrician. That is one of the honest exceptions we disclose up front.
