Mini Split vs Through the Wall Air Conditioner

Updated September 2026

A through-the-wall air conditioner is a self-contained chassis that sits in an opening in an exterior wall and cools one room. A mini split is a ductless system with a wall-mounted indoor head and a separate outdoor condenser. Mini splits are heat pumps. They cool through brutal Central Texas summers and handle mild winters without a furnace.

Mini Split Reef posts a flat rate of $2,000 per mini split installed, however many units. Equipment, labor, line set, standard electrical, refrigerant, testing, cleanup and a Home Depot run for touch up paint are included. No trip fees or surprise add ons. The same flat rate applies in Austin and the I-35 corridor, north to Waco and Killeen, south to San Antonio. Property managers, landlords and multi unit owners get a volume discount off the $2,000 per unit rate.

What you pay and how the price is set

Ductless installs in Central Texas commonly run $3,000-$6,000 per zone on a custom quote. Most contractors are quote based and require an in home sales visit. Mini Split Reef uses a posted $2,000 rate. Honest exceptions are stated up front, never after: a very long line set, a panel upgrade the house already needed, or unusually difficult mounting. A through-the-wall unit is bought at retail. Any carpentry or extra electrical is arranged by the owner separately.

Cooling, heating, and Central Texas weather

Mini splits cool and heat from the same equipment. Through-the-wall air conditioners are built first for cooling. When they include heat it is usually electric resistance. For a room that must stay comfortable in both the long summer and the milder winter, the mini split covers both without adding a furnace.

Installation, the wall opening, and rental properties

A through-the-wall unit needs a framed hole or sleeve. The chassis stays in that opening and is visible inside and outside. A mini split indoor unit mounts high on an interior wall. The outdoor unit sits on the ground or a bracket. Existing through-wall openings are not required. Cleanup is part of the $2,000. For several units in one property, property managers, landlords and multi unit owners receive a volume discount.
