Cooling and Heating a Pool House or Cabana in Central Texas

A pool house is one of the hardest small buildings to condition. It is usually detached, so running ductwork from the main house is either impossible or absurdly expensive. It has a door that opens constantly, wet feet coming in and out, and often a bathroom or changing area that holds humidity long after everyone has gone inside. Window units get the job partly done and then rust, rattle and block the view. A single ductless mini split solves the whole problem with one wall head and a small outdoor unit set on a pad or bracket.

One head usually covers the whole building

Most pool houses and cabanas are a single open room, sometimes with a small bath, and they are almost always under a few hundred square feet. That is one zone. A single wall mounted head sized for the space handles it, which means your total is $2,000 installed, not a per room multiplier. If the structure is split into a lounge and a separate bunk or office with a solid door between them, a second head makes sense and that second unit is another flat $2,000. We will tell you which situation you are in when we look at the building, and we will not talk you into a head you do not need. Open cabanas with no walls on one or more sides are the exception where we will usually tell you not to spend the money, because you are cooling the outdoors.

Heat pumps mean you can use the space in January

Mini splits are heat pumps. The same unit that pulls heat out of the room in August runs in reverse and pushes heat in during a cold snap, and it does it without a furnace, gas line or flue in a detached building. That matters more for a pool house than most people expect. Central Texas winters are mild but not nothing, and a pool house with heat becomes a guest room, a home gym or an office instead of a shed you stop opening in November. Running the head on low all winter also keeps the bathroom and any cabinets dry, which is worth more than the electricity costs. There is no separate heating system to buy, permit or maintain.

Detached buildings, electrical, and the exceptions we state up front

The one part of a pool house job that varies is power. Some pool houses already have a subpanel from the pool equipment work and there is room for a dedicated circuit. Some have a single lighting circuit run out from the house and nothing else. Standard electrical is included in the $2,000. Three things are not, and we say so before you book, never after the work has started: a very long line set, a panel upgrade the house already needed, or unusually difficult mounting such as a second story bracket or a wall we cannot reach safely with a standard ladder setup. If your pool house sits far from the main panel or the panel is already full, that is a real cost and we will price it and show you before anything is scheduled. If none of those apply, and for most pool houses none do, the price is $2,000 and that is the whole invoice.

Straight answers

Can one mini split really cool a pool house through an Austin August?

For a typical enclosed pool house or casita, yes, as long as the unit is sized for the space and the building is not wide open to the outside. Sizing is the part that matters. We look at the room, the glass, the insulation and the exposure before we pick equipment. If we think one head will not keep up, we say so instead of installing it and hoping.

Do I need a separate heater out there for winter?

No. Mini splits are heat pumps, so the same unit heats and cools. That is one of the main reasons they fit detached buildings well. No gas line, no furnace, no flue in a structure that probably was not built for one.

My pool house only has one light circuit. Is that a problem?

Usually not. Standard electrical is included in the flat rate. If the main panel is full or the house needed a panel upgrade regardless, that is one of the exceptions we state before booking, with a price you see in advance. We do not discover it mid job.

I own several rentals with casitas. How does the discount work?
