This price covers equipment, labor, line set, standard electrical, refrigerant, testing, cleanup, and even a Home Depot run for touch up paint. No trip fees, no hidden charges.

Our mini splits are heat pumps, so they provide air conditioning during brutal Central Texas summers and handle our mild winters without a separate furnace. Because our pricing is straightforward and fixed, you can get a same day price without a site visit. Property managers, landlords, and multi unit owners also receive a volume discount off the $2,000 per unit rate. We state our honest exceptions up front: a very long line set, a panel upgrade the house already needed, or unusually difficult mounting may add cost. We never surprise you after the fact.

How Our Flat Rate Works

You tell us the number of mini split zones you want installed, and we give you a firm price on the spot. For a single zone, it is $2,000. For two zones, it is $4,000. The rate holds whether you are in downtown Austin, Waco, Killeen, or San Antonio along the I-35 corridor. There is no in-home sales visit. We confirm the address, verify that standard electrical access and mounting are feasible, and schedule the installation. If your project qualifies for the volume discount, we adjust the price per unit accordingly. The same day price is the final price.

What Is Included and What Is Not

Every installation includes the indoor and outdoor unit, line set, standard electrical (a dedicated circuit within 50 feet of the panel, typical for most homes), refrigerant, testing, and cleanup. We also cover a trip to Home Depot to match your paint and touch up any small wall imperfections around the indoor unit. The only items not covered are a very long line set (over 50 feet), a panel upgrade that the house already needed regardless of the mini split, or an unusually difficult mounting scenario such as installing through a concrete wall or reinforcing a nonstandard structure. We discuss these possibilities by phone before you commit, so there are no surprises.

Property managers, landlords, and owners of multi unit properties receive a volume discount off the $2,000 per unit rate. Contact us for the specific discount based on the number of units. Our service area covers Austin and the I-35 corridor, extending north to Waco and Killeen and south to San Antonio. The same flat rate applies across this entire corridor. Mini Split Reef does not charge extra for driving distance. If you own multiple properties within our service area, the volume discount applies to each project.

Do you really install a mini split for $2,000 per zone?

Yes. That is our flat rate including equipment, labor, line set, standard electrical, refrigerant, testing, cleanup, and touch up paint. The price does not change based on the number of zones. Volume discounts apply for property managers and multi unit owners.

What is a very long line set or difficult mounting?

A very long line set is any run over 50 feet from the outdoor unit to the indoor unit. Difficult mounting includes situations like drilling through a thick concrete wall or installing on a structure that requires custom reinforcement. We evaluate these by phone before your installation and will quote a fair adjustment if needed.

Do you serve my area if I am in Round Rock or New Braunfels?

Yes. Our service area is Austin and the I-35 corridor from Waco and Killeen in the north to San Antonio in the south. Round Rock, New Braunfels, San Marcos, and other cities along that corridor are all included at the same flat rate.

What about panel upgrades? Do you include those?

We do not include panel upgrades because that is a pre existing house need. If your electrical panel does not have space for a new circuit or needs an upgrade regardless of the mini split, that is a separate cost. We will let you know if that applies to your situation before you agree to the installation.
