Two Zone Mini Split System: One Outdoor Unit, Two Rooms, One Flat Price
Updated September 2026
A two zone mini split means one slim outdoor unit runs two indoor wall, floor, or ceiling heads. Each room gets its own thermostat and its own temperature. In an Austin house, the most common setup is two bedrooms, a bedroom and a home office, or a living room and a primary bedroom.
At Mini Split Reef, a two zone system costs $4,000 total. That is two indoor units at $2,000 each, one outdoor unit, all labor, line set, standard electrical, refrigerant, testing, cleanup, and even a Home Depot run for touch up paint. No trip fee, no surprise add on at the end.
What the $4,000 includes
Both indoor heads, the outdoor condenser, the line set connecting them, standard electrical from a nearby panel, a wall bracket or pad, refrigerant, startup testing, and a walkthrough of the remote or app controls. Cleanup is part of the job. If we open a wall or soffit, we patch it and match the paint as closely as practical, including a Home Depot run for touch up paint. The price is the same whether you install one zone or five. Property managers, landlords, and multi unit owners receive a volume discount off the $2,000 per unit rate.
Honest exceptions, stated before we start
Three things can change the price, and we tell you before any work begins, never after. A very long line set, meaning the indoor head is far from the outdoor unit, adds material cost. A panel upgrade the house already needed is outside the standard electrical scope. Unusually difficult mounting, such as a third story exterior wall with no safe ladder access or a masonry surface requiring specialty anchors, also adds cost. If none of those apply, the price is $4,000 for two zones.
Heat pumps handle Austin heat and mild winters
Mini splits are heat pumps. They cool through brutal Central Texas summers and heat during mild winters without a furnace or gas line. Each indoor head runs independently, so you can cool the bedroom at night without paying to chill an empty living room. The outdoor unit ramps down to match the load instead of cycling hard on and off, which keeps humidity lower and power use steadier.

Straight answers
Can one outdoor unit really run two rooms independently?
Yes. A multi zone outdoor unit connects to two indoor heads. Each head has its own thermostat and remote, so the rooms can be set to different temperatures. One room can be off while the other runs.
Does the $4,000 cover both indoor heads and the outdoor unit?
Yes. The flat rate is $2,000 per indoor unit installed. A two zone system is two indoor heads and one outdoor unit, for $4,000 total. Equipment, labor, line set, standard electrical, refrigerant, testing, and cleanup are included.
What if I own several rental units?
Property managers, landlords, and multi unit owners receive a volume discount off the $2,000 per unit rate. Mention the number of units when you contact us and we will give you the discounted number before scheduling.
Are there any situations where the price is not $4,000?
Only a few, and we state them before starting: a very long line set, a panel upgrade the house already needed, or unusually difficult mounting. If none of those apply, the price holds.
