Cool a Home Office or Converted Room with a Flat $2,000 Mini Split
Updated September 2026
If you are turning a garage, attic, or spare bedroom into a home office or converted room, you need dedicated cooling and heating. Central Texas summers are brutal, and running a window unit or a long flex duct from the main system rarely works well. A ductless mini split is the honest solution: it delivers quiet, efficient comfort exactly where you need it. Mini Split Reef installs mini splits at a single flat rate: $2,000 per unit. That includes everything equipment, labor, line set, standard electrical, refrigerant, testing, cleanup, and even a Home Depot run for touch up paint. No trip fees, no surprise add ons.
We are transparent about the rare extras. If the line set run is very long, if your electrical panel already needs an upgrade (unrelated to the mini split), or if the mounting surface is unusually difficult, we tell you before we start never after. For property managers, landlords, and multi unit owners, we offer a volume discount off the $2,000 per unit rate. Our service area covers Austin and the I 35 corridor from Waco and Killeen down to San Antonio, all at the same flat rate.
Why a Mini Split for Your Office or Converted Room
A home office or converted room is often isolated from the main HVAC system. Running ductwork to a detached garage, a finished attic, or an addition is expensive and invasive. A ductless mini split solves that. It mounts on a wall or ceiling, requires only a small hole for the line set, and operates independently. The unit is a heat pump: it cools through brutal Central Texas summers and handles our mild winters without needing a separate furnace. You get whole room temperature control without wasting energy on unoccupied spaces. Most local HVAC contractors quote mini splits per zone at $3,000 to $6,000 and require an in home sales visit. Mini Split Reef gives you a flat $2,000 per unit, corridor wide, no sales visit needed.
The $2,000 Flat Rate: What It Covers and What It Does Not
Our $2,000 price includes a basic mini split system (brands like Pioneer or MrCool, chosen for reliability and availability), standard line set up to a reasonable length, standard electrical connection to a nearby breaker panel, refrigerant, system testing, cleanup, and a trip to Home Depot for paint to match the wall. We do not charge trip fees or add hidden fees. Honest exceptions we state up front: a line set longer than 25 feet, a panel upgrade the house already needed (we do not charge you to fix pre existing code issues), or an unusually difficult mounting situation like brick with no clearance. If any of these apply, you get a clear estimate before work begins. For property managers and landlords installing multiple units, we offer a volume discount off the $2,000 per unit rate. Service Area and Installation Process
Mini Split Reef serves Austin and the entire I 35 corridor from Waco and Killeen south to San Antonio. The $2,000 flat rate applies everywhere in that zone. We do not charge more for distance. The installation typically takes one day for a single zone. We arrive, mount the indoor and outdoor units, run the line set (up to standard length), connect to a nearby breaker or existing outlet, charge the system with refrigerant, test all functions, and clean up. We patch the hole and touch up paint free of charge. You get a simple, quiet, efficient cooling and heating solution for your home office or converted room without the hassle of custom quotes or sales pitches.
